Apart from the growing local demand for international school in Bangkok, many international students from neighbouring countries choose to study in Thailand because of the lower costs of living and affordable tuition fees. There is a healthy demand for bilingual education and many property developers are integrating international schools in their mixed-use developments.
Developers see international schools as a critical element to generate demand for residential properties and increasing the value of their developments. In the past, there were successful mixed-use developments like Sansiri’s T77 Community in Sukhumvit that integrated Bangkok International Preparatory & Secondary School with a multiple residential project and community mall.
Afterwards, Sansiri launched Kawa Haus, a new low-rise housing development after it opened Bangkok Prep School in 2017. The residential development is now under construction and expected to be completed by 2020. The average asking price is THB 150,000 per square meter which is significantly higher that other comparable projects outside the T77 community.
UCity has also announced a joint venture with a Hong Kong-based private investor for the development of VERSO International School near Thana City Golf and Country Club. It has a capacity of 1,800 students. The school will be constructed on a 109.8-rai site that has a value of TBH 3.1 billion. The completion of the project is expected by the end of 2021.
During the first months of 2019, Country Group Development also revealed a new business plan for a mixed-used development that will combine residential towers with a first tier international school on a 23-rai site at Rama III, Industrial Ring Road. The international school project that will be on a 16-rai site has a capacity of 1,750 students. Construction is expected to be completed on 2023. With property investors starting to invest in these developments, the international school market in Bangkok will become more competitive.
